In 2017, Buyers are:

  • Young , mid-thirties, technologists
  • Very well-educated, young professionals and business executives
  • Very real estate savvy
  • They understand “Zillow Zestimates” are not appraisals and have nothing to do with the market value of any property
  • They watch HGTV – love Property Brothers home remodels.  Many (but not all) envision the “after” version in their house hunt…and expect to pay a premium for updated, move-in
  • ready homes with “quality” modern updates.  Beware: today’s Buyers are very, very savvy about quality updates and
  • RECOGNIZE inferior quality in cabinetry, lighting, flooring, and impact glass.  They will walk away from a beautiful new or
  • updated home because of inferior quality choices by the Seller or Builder.
  • Impact Glass and wood floors are revered
  • They dislike wallpaper and carpet of all kinds
  • 4 bedroom, 3 bath are preferred or have the ability to add on
  • Many are from out of country.
  • Many are "all-cash" buyers. 

Today’s Buyers WILL refrain from making an offer on a house if it is painted the wrong color!
