When a new year starts, many people think about selling their home.  Here are a few tips to help you decide whether or not to sell, and how to go about it:

  1. Take an unemotional, hard look at your home. What are its strengths and weaknesses?  Make a list.
  2. Watch for sale signs in your neighborhood.  Go to open houses.  Start thinking honestly about how your home compares.
  3. What have other homes in the area sold for?  Most homeowners are a bit unrealistic about what their house is worth.  When the time comes to set a price, consider getting an appraisal.  Ask for referral of an appraiser who works in your community.
  4. Research the market.  How long do houses stay on the market in your neighborhood?  Have sale prices gone up or down, not asking prices as asking prices are “Seller’s Wish Prices” and have nothing to do with property values.
  5. Know what it will cost to sell your house.
  6. If you decide to sell, spruce up the house.  De-clutter and finish uncompleted do-it-yourself projects.  Outside, tidy up the property.
  7. Select a real estate agent who is familiar with your neighborhood: a Realtor with a proven track record.
  8. Take your time.  Selling your home may take longer than you anticipate.  Do not add to the pressure by setting unrealistic pricing or time limits.
